Why are you offering this workshop? Don't you make enough money from Property?
Yes - we make more money from my property ventures than from running the workshop. You see, we've built a portfolio the hard way, we've spent money, lost money, and we now choose to pass that knowledge on for a price. (Previous delegates agree - worth every penny).
Our goal is to set up a like minded community - we feel that the value of any community is greater than the sum of it's parts and the value of the PM delegate community WILL be immense e.g some of the larger and lucrative deals in say commercial property would be very difficult to exploit but with a group easy. We encourage PM delegates to meet together, and talk regularly and we have documented proof that this quickens their progress towards their goals.
Do you offer property to your delegates?
Absolutely not, one thing you won't get from us is an "Investment Property"
Our view is that if you can't buy property yourself after coming on the Property Mentor workshop than you should be shot.
Yes shot, because if you can't buy property after the workshop, then you were probably asleep or weren't paying attention on the workshop (which is pretty hard to do because we only have 24 delegates on each workshop anyway).
In fact, we're quite worried. A lot of "seminar" companies (talkshops, not workshops) will try and pass onto you off-plan properties after the workshop, where they have managed to negotiate a "deal" from a builder… and the most surprising part is that they want you to pay for it????
Well, lets just analyse that for a minute… they ask you to pay to learn how to be a creative property investor, and then charge you for finding property.. so in essence they sell you a fishing rod, and then ask you to buy the fish. Doesn't make sense does it?
You know what also gets us worried is the type of property that they are offering. More often than not they buy "in bulk" and the properties are released "in bulk" and guess what happens to the rentals values when there are lots of properties released at the same time in the same area.
What can go wrong? Can I get into a lot of debt?
Yes, you can get into a lot of "debt". Using our techniques you can buy a lot of property - But it's all "good debt" (as opposed to Bad Debt). NOTE We DO NOT advocate using credit cards or taking out bank loans to buy property. (incredibly some workshop actually do!)
One of your unique skills is that you can get £500 passive income from a single property - How is this possible without putting a large deposit down and no money of your own?
Aha - That's one of the secrets! You need to come on the workshop to get this answer.
Does your workshop involve paying a sum of money in order to buy a discounted property?
No we don't offer property to our delegates - In fact I say that if you can't buy property after the workshop then you should be shot! If we find a good deal - we'll buy it!
How do you get the cashflow from the properties?
The way we approach properties is very different to most other investors, how we are able to obtain huge passive income from property is one of the secrets of the workshop.
Will this system work in all parts of the country?
Yes! The system works in all parts of the country.. does that mean you can buy property in absolutely every part of the country… providing the systems say so, you can. Part of the Property Mentor System is working out if its worth buying property in a particular location (Using the "research" part of the system).. if not then don't buy!
The Property Mentor system provides you with a "fishing rod" - you choose which "pond" you want to fish in.
Does this work for residential or commercial property or both?
The workshop focuses on Residential Property. Commercial Property is ONE of the options you may choose as stage two of your Investment career. As we started Property Mentor in July 2003 it should be no surprise that several Property Mentor delegates are moving up a level.
How do you know you can stand a 10% interest rate?
This is easy… by doing the maths. On the software we give you, you're able to calculate how much money you'd make at a given interest rate. It's into this equation that we can put an interest rate of 10% and see that I'll still make money.
What's the advantage of buying land?
In the UK, land is a precious commodity as there is limited supply. So buying lands puts you at a huge advantage, long term. However, there is usually very little cashflow from land alone - so we don't recommend buying purely land itself this early on in your investing careers.
Do you offer a guarantee?
Yes we do!
Half way through the 1st day of the workshop we offer you an option to leave with a full refund. If you are unhappy for any reason at all you can leave with a full refund.
We know the Property Mentor system works. It's been proven over and over again by our delegates… The question is.. "Do you want to work it?"
What happens if the property market goes into recession?
What happens when there is a sale at a Supermarket? Does everyone stop buying? In the property market - when prices start falling most people start selling - With our strategy this "could" be the best possible time to buy property.
Can you provide us with a Mortgage Broker, Conveyancer, Surveyor etc?
Yes - On the workshop you get the details of our broker, and Solicitor / Conveyancer. In fact you leave the workshop with their cards and are free to contact them directly.
Do we have to use your team?
No. You don't have to use our team, you can go and build your own team. We would recommend that you use them as it took us a while to find them!

Do you cover borrowing overseas?
No. On the workshop we focus purely on the UK market. Most of the techniques that we use are UK techniques and may not work in other countries.
Are we using limited company or offshore structure to purchase properties?
Well now… that would be telling : Come on the workshop and find out!
How Do banks lend money for investment property?
When lending for investment property, lenders usually look at the rental income that can be generated from the property, not your income. Let's say that a property commands a rental income of £1300.00 per month, then the lender would be happy to lend a mortgage (usually up to 85% of value) providing that the rental income is 1.3 times the mortgage payments. ( so that would be £1,000 in this example).
Do you advise buying via agents, privately or from Builders?
Any! Different techniques work better with different groups of people.
Does your workshop talk about Mortgages Notes? - What are they?
Yes we do talk about mortgage notes and explain what they are. Come on the workshop and find out!
Will you tell us how to find deals?
Yes - The Property Mentor System covers everything that you need to do everyday as a property investor - from finding property to letting it out.
Do your techniques work for all types of residential property?
Yes!
Does infrastructure proximity have an impact on where we buy?
Yes and No - Part of the Property Mentor System requires you to take these infrastructure into account when working out if you want to buy a property.
What sources of research do you use?
As many as we can get our hands on! The more research you do the better! We tell you the sources to use and even provide you with software to do the analysis on.
Do you cover non UK property?
No we don't. The Property Mentor workshop specialises on UK property.
Do you cover "back to back" deals?
Yes and No. We don't cover this explicitly, however you can use the techniques to do this.
Do you cover Buying "off plan"?
Yes we do.
Do you teach whether to use an interest only or repayment mortgage?
Yes we do. but the ultimate decision will be yours (but you will be making an informed decision).
What type of property is best - new or second hand?
Either - Our techniques work with both new and old property. Which is better? That depends on your situation, the deal, and how you've structured your portfolio.
Do you deal with auctions?
No, we don't buy property at auctions. We know that we can make more money quickly by buying property that doesn't need work doing to it.
Other seminars take up to three and four days, how can you cover the material in just two?
Many other seminars that go on for 3 or 4 days talk about complex purchasing techniques that are very hard to do in real life. In our workshop we focus on developing a portfolio quickly that will generate tax free income for you. Why waste time, our delegates use those extra days to start buying property. The whole focus of the workshop is to get you out buying property. There is no point talking about advanced topics of accounting and tax when you don't have any property.
Do you give written and printed material during the workshop?
Yes we do!
1) You receive a Property Mentor Workbook that contains all the hand outs and exercises
2) After the workshop you get access to the Property Mentor delegates website where you can download various documents and guides.
By the end of the workshop will we have a proven system that is shows step by step what to do and that ensures money will be made from property? Can this system be easily referred to?
On the Property Mentor workshop you learn the same step by step system that we use everyday to buy property. On the workshop you'll also receive a Property Mentor Workbook which contains details of the system.

Your Circumstances
Do you have to have a lot of money in savings or have a high paying job to do this?
No. We started with nothing, and you can too. In fact your job has very little to do with buying investment property
I'm a complete Beginner - Is the workshop for me?
Absolutely! The workshop covers everything you need to know about Investing in property.
I don't have the best credit history in the world... is there any point in me attending?
Absolutely. Property Investment has very little to do with you. Lenders work on a rental assessment of the property you are buying, not if you can afford it!
No, you don't understand, I really do have a bad credit history
We recommend getting your credit file from experian and equifax, and then speak to a mortgage broker for their opinion./ If the mortgage broker thinks you can get a mortgage, then book on the workshop.
How could bankruptancy affect me using the system?
It could! If you are currently bankrupt, them chances are that you will not be able to obtain a mortgage. We recommend that you contact us if you have been cleared of bankruptcy within the last few years.
We have no money other than the workshop fees - can we still succeed?
Of course you can - we started our portfolio with no money!
The property mentor system works, the question is do you want to work it?
Can we still keep our day jobs or is the property investment a full time job?
Yes - Most of the "finding" can be done from home, and all of the "stacking" work is done from home. We started our portfolio with full time jobs!
Is there a way where I can pay for the workshop from the profit I'll make from properties I buy?
Yes! We now offer you the opportunity to spread the cost of the workshop, using one of our interest free payment plans. The cost of the course remains at the full price, but you only need pay a deposit followed by either 10, 20 or 35 monthly payments as you chose - this balance may be cleared sooner on completion of your first deal!
Because so many delegates have been successful, the question is do you want to make it work for you?
I have made £millions in property, so I must have done it the right way... what can anyone teach me?
On the workshop you will learn new and different techniques that could accelerate your portfolio even quicker.
You'll end up kicking yourself as you'll be aware of the thousands of pounds you didn't need to spend building your portfolio.
I am not even on the property ladder yet and just rent, would that hinder me in any way with banks or anything ?
In a simple word NO :-)
I am resident offshore. Can I apply your property scheme by purchasing properties through an offshore structure?
Yes, in fact that is what we teach on the workshop.

The Workshop
How much money can I make from your workshop?
How much do you want? Just think, If you didn't have to put money into a deal ...how many could you buy?
How many people attend the workshop?
Each workshop has a maximum of 24 delegates.
It's not possible to learn about becoming a creative property investor in bigger groups as you might need my personal input during the workshop.
How intense is the workshop?
The workshop is very Intense. The workshop starts @ 8:30 am on Saturday, and finishes around 11:00 pm that night - we start again @ 9:00 am on Sunday and finish around 5:30 pm that evening. You need stamina but we have had 18 to 65 years on the workshop and become successful delegates.
How many workshops have you had-what's the success rate?
We've been running the workshop since July 2003 roughly two a month.
Our success rate from the first workshop is 100%, our current success rate is just over the 60% mark (this includes most current workshops where delegates might not have done deals yet).
How much property has been bought through your workshops
As of writing, our delegates have managed to buy over £60,000,000 of property (in fourteen months!)
What about any negative feedback. You have not mentioned anyone who has failed on your website. Is everyone successful?
So far we have had one delegate "drop out" and stop trying to build a portfolio. Out of the delegates base Roughly 60% have done deals, the other 39.9% are working towards deals, and 0.5% have "dropped out"
On the Property Mentor workshop we teach a system - we don't hand a £1,000,000 property portfolio to you on a platter. You have to do the work.
Will it be hard at times.. yes!
Will you hit brick walls… yes!
Will you feel like giving up…yes!
Should you give up.. that's your choice.
What are the downfalls?
We used to say that the worst thing that you could do after a Property Mentor workshop is not to do anything… but now realise that the worst thing that could happen is you make a mistake and buy the wrong kind of property after the workshop.
Part of the research part of the Property Mentor System is to ensure that there is the right sort of rental demand for a property BEFORE you buy it. In our book buying a property and hoping there is a rental demand is a big mistake.
If you ignore the system and decide to go ahead and buy a property, and then you realise you can't let it out, the worst thing that could happen is that you sell it.
When do we begin to make profit - straight away or over a long period of time?
We can best explain this by using an example:
Let's say that you buy a property using one of the workshop techniques, once you have possession of the property you should (if you have been following our system) be able to make money the same month.
How fast can you have a completed property? Well, if you're like some of our delegates, they get the keys to their first property just 1 month after the workshop (in fact they started putting the deal together on the workshop).
Is it possible to obtain the workshop materials remotely or on CDROM/DVD?
No - On the workshop you learn to be creative , and to do that you might need our input - which would not be possible through remote/distance learning.
