Q: What Is A Break Clause?

What is a 'break clause' and how will it affect my tenancy?

A: A 'break clause' is sometimes added to a fixed term tenancy agreement, when the initial fixed term is for more than a year. All it really means is that you and landlord can give each other 2 months written notice at any stage of your agreement (after a specified date - usually 6 months after your tenancy agreement began) asking to terminate your tenancy agreement earlier than was originally agreed in the fixed term.
