Q: Is it possible to use my deposit to cover my last month of rent?
Is it possible to use my deposit to cover my last month of rent and any cleaning costs?
A:
This will greatly depend on whether you are dealing with your landlord directly or with a property agent.
If a property agent, they will probably tell you 'no' as you will effectively be in breach of your tenancy agreement (as this will be seen as a 'non-payment' which in turn could get them into trouble with your landlord). Similarly, they will not want to risk this in case your deposit doesn't cover the rent and the cleaning costs.
If on the other hand you are dealing with your landlord you may be able to come to an arrangement as they will know exactly how much you have paid in deposit. They may still be reluctant to do this though, as until they have done their last inventory inspection (which will be on your last day in the property) and assessed damages, repairs, cleaning etc they will not know exactly how much you owe.
In addition, regulations are tightening up over the use of tenant deposits which stipulate they can only be used to pay for rental arrears and damages. Because of this, I'm afraid you will probably find that you won't be able to use it.
