Q: Making modifications to a property let

Can I make modifications i.e. put up shelves in the property let I am staying in?

A:

Putting up shelves for instance can cause damage to the property's walls, so you SHOULD NOT do this without first getting written permission from your landlord. As long as they have agreed to these changes in writing you should be okay, otherwise you could risk losing some of your deposit when they do a property inventory check.

You need to be careful with alterations as a whole. Some landlords may agree to you making some small changes to the property, under the condition that you return the property to its original condition at the end of your tenancy agreement. This can include repainting walls or filling in screw holes. For this reason, make sure everything is clearly outlined in writing.
