Do You Really Know Who Your Tenants Are
Reports by the National Landlord’s Association (NLA) suggests that property landlords are currently being targeted by criminal gangs who are leasing properties as a cover for illegal activity.
From drugs to prostitution, it is believed that criminals are attracted to buy to let property investments because of their locality within quiet residential areas. Here they are able to operate without fear of being caught or disturbed.
Yet shockingly if caught it is not the tenant who has to foot the bill for property damages, but the landlord…
In one recent case, a professional landlord experienced losses of over £20,000 when it was discovered that 2 of his properties were being used to grow cannabis. Rendering his insurance policy invalid, he was left to cover the entire cost of the damages done to his properties which included replacing internal walls after his tenants removed them in order to rewire the property to the electrical mains.
What can you do?
With such instances cropping up across the entire breadth of the UK, it is essential that you protect your property investments from encountering such circumstances.
Speaking on this issue, the NLA recommend:
- Taking detailed references including a credit check, employer references and current landlord references
- Not renting upfront and taking cash. Many criminals prefer this method as it leaves them unchecked
- Checking/visiting the property regularly. This should be done at least quarterly, but if you are concerned do it on a more regular basis as long as you have given your tenant notice of your visit
- Get to know your neighbours. They can alert you quickly if any suspicious activity is occurring on the property
- If you suspect your tenant of criminal activity, do not confront them but go straight to the police
