2011 presented an interesting year for property investment. Whilst property prices and sales are still no where near the levels they were in 2008, both have shown a significant improvement.

In fact, many of the UK’s property hotspots can currently be identified by locations which have seen property price falls. By falling in price this has allowed property owners to access the finance they need to invest in property and climb the property ladder.

Commenting on their research, Lloyd’s TSB revealed the following statistics:

• 40% of the 500 property locations tracked recorded a rise in property sales
• Property locations in the north have seen a 59% increase in property sales, compared to 41% in the south.
• North of England and East Anglia saw biggest proportion of property sales (61% rise), with the West Midlands coming in second at 60%.
• London saw the lowest hotspot sales at 16%
• Towns which saw the biggest rise in property sales include: Bilston (up 30.7%), Rugeley (up 30.6%), Bootle (up 21%), Wednesbury (up 19.4%) and Thetford (up 18.5%)

In contrast, the south of England has seen the largest falls in property sales as demand for property has driven property prices up.

And this fact couldn’t be clearer than in the case of London…

This property location may have seen a fall in property sales, yet prices in London have performed more strongly than anywhere else in the UK.
